Our promise At Lockwood, we offer a friendly, obligation-free reception, and our pledge is to listen to your dreams and build a home that exceeds your expectations.

  YOUR BUILDING SITE

Our Lockwood Authorised Builder visits your proposed site, without obligation, to establish the best plan option for your site and specific requirements. Or we can help you find a suitable site.

  PLANNING AND DESIGN

You choose a concept from our large plan range, or we design and build a home to suit your budget, lifestyle and site. Our designers meet with you to discuss the design, taking into account the sun, daylight envelope, site elevation, views, size, budget, engineering requirements etc. They work with you on your plans until you are completely satisfied.

Generally this involves several phases.  Taking the time to really understand a client's needs, shaping their thoughts and their vision ensures the Lockwood Builder and yourself have a unified goal - getting you into your dream home with as little upheaval in your life as possible.  This visionary part of the process should be enjoyed for the exciting time it is.  Building your own home should be a rewarding experience.

Once sketch plans are completed, the Lockwood Builder can establish the actual cost. There is a fee payable at plan development stage.

  WORKING DRAWINGS

Once plans and specifications are agreed and the final quotation is accepted, your Lockwood Builder will be able to proceed with the consent stage.

   THE BUILDING CONTRACT

Your Lockwood Builder prepares the building contract and contract documentation, such as final concept plans, pricing, any exclusions and guarantees. 

The contract is between you and the Lockwood Builder, who is an independent business owner. Once you are happy with this contract documentation, you then meet with our Lockwood Builder to sign the contract.

Costs will be locked in at this stage, so you can be sure there are no surprises!

  CONSENT APPLICATION AND APPROVAL

Your Lockwood Builder deals with councils and building authorities on your behalf and is able to navigate the consenting process professionally and smoothly.

Consent drawings are submitted on your behalf and the consent process, including resource consent if required, is completed for you.

Upon consent approval, the build timeline is agreed.

CONSTRUCTION

Before building begins, you pay a construction deposit (which is deducted from the contract price). 

Your new Lockwood home is then precision engineered at our Rotorua factory, and the completed components with specialised joinery are delivered to your building site.  

Your Lockwood Builder will commence building, employing and project managing all trades and subcontractors. Strict quality control procedures are in place and the Lockwood Builder will be in contact with you on a daily basis.  It is their responsibility to gain sign off at specific intervals from Council, to ensure all stages of the construction meet approval and regulations.

 

HANDOVER

Once your home is completed, and you have checked it to ensure you are entirely satisfied, you are presented with your new keys!

We also arrange for a final inspection by the territorial authority and they send the Code of Compliance certificate to you.
